Most of my real estate contacts database has opted out of my monthly newsletter. What am I doing wrong?
A real estate newsletter only appeals to people actively looking to buy or sell a home. Your contacts database contain past clients, friends, relatives, as well as prospects actively looking to buy or sell a home. Only this last group of people has any interest in your newsletter. If you send your newsletter to everyone you know, you will just irritate 90% of those people. Many of these people will need your services eventually, but you should time any newsletter so that only people who are actively looking to buy or sell get it. Save any newsletter for the people who are in the process of deciding to buy or sell a home. You might be asking yourself, "How do I know if someone might need my services as a real estate agent?" Good question! Give them a call once or twice a year just to see how things are going. You might be surprised. If your friend does not need your services now, perhaps they know someone who does.
Why should I waste my time with real estate prospects who are not looking to buy or sell right away?
Your ability to turn a prospect into a client requires two things. The first is your prospect must make the decision to buy or sell a home. The second is your prospect must decide to use you as their realtor. It is best if you help your prospect make that second decision before they make that first one. If you earn the trust of your prospect before they actually need your services, then when they decide to start the home buying or selling process, the very next thing they will do is to call you. This is critical as competition is fierce, and you should expect that your prospect may pick any one of hundreds of other real estate agents. Why would they pick you over another agent? The reason is that you are their trusted friend and confidant. You have earned this trust by providing advice and guidance over months and perhaps even years. You have shared meals with their family, sent them Christmas cards, and called them on their birthday. This relationship building takes time, and that is why you need to be patient. What you want is for people to have your name on the tip of their tongue if they are asked for the name of a good real estate agent. This will generate referral business, as well as direct business.
